The 35 modern suites and units are bright and cool, stylishly decorated and well-equipped with the modern furnishings.  The units are located amongst beautifully landscaped and well tended tropical gardens providing a serene ambience.

All accommodations are fully air-conditioned, have private decks and balconies with fully-screened louvred shutters and have been built to be as environmentally-friendly as possible with ‘Thermo-mass Insulation’ to keep cool inside, their own water supply, solar-powered water-heaters, and a waste-management system that provides irrigation to the resorts gardens. They have separate European-style tiled bathrooms with glass shower doors, comfortable contemporary furniture, TV and DVD player, IDD telephone, radio alarm clock, safe, and colourful Pacific artworks. Each unit is self-contained with modern designer kitchens with fridge-freezer, microwave, and oven or hob.

The seventeen Poolside and four Garden Studio Suites sleep two people and are located in and around the swimming pool in the front of the property.

There are two 1-Bedroom Poolside Units (both upper-level with balconies), sleeping three people, and four 2-Bedroom Poolside Units, sleeping five (either upper-level with balcony, or ground-level with patio and wheelchair access). The two double bedrooms both have split-king beds and a wardrobe in each, one of the bedrooms opens onto the patio. These also have one bathroom and a second extra toilet.

There are seven Beachfront Studios sleeping two people with an open-plan L-shaped room and tiled floors throughout. The private deck has seating and sun lounger, and expansive ocean views, and is just meters from the beach across the attractive lawn.  There is also one 2–Bedroom Beachfront Unit, that sleeps five people.

  The beach stretches for several miles in the south and about a ten minute walk to famous Black Rock in the north where there's great all tide swimming. The beach sits directly infront of the bungalows is screened by low vegetation and is a mix of fine white sand and larger coral particles, fringing a crystal-clear lagoon with excellent snorkelling. The water level though is quite shallow with only reasonable swimming and reef shoes are recommended to avoid getting cuts from the coral patches.

Sunset Resort provides two inviting swimming pools (one freshwater, one salted) for its guests. One has the poolside “Mix & Mingle” Happy Hour Cocktail Bar with shaded seating. The other has a large decorative waterfall and a sun deck with loungers and umbrellas.

Daily tropical breakfast is served in the covered poolside dining area, which also features a ‘comfy corner’ with sofas and books.  There is no restaurant on-site as all the units are self catering, but there is a weekly BBQ, and several good restaurants within walking distance.  Sunset Resort can also cater for weddings. Airport transfers with personal meet and greet service can be arranged for guests and the friendly and knowledgeable staff can arrange tours and excursions.  Sunset is located very close to Avarua Town and the airport, and minutes from a golf course.  The local bus stops right outside the resort.
